Bulgarian branch of “Raiffeisen evolution project development” - the International real estate company will join the property market in Bulgaria. The first project includes housing estate construction in Sofia\'s south. First 100 apartments will be built in the beginning of the year 2007 and the advertisement campaign will start in two months time. There\'s a necessity not only for modern office buildings but also for lodgings of high quality. Investment in real estate is usually a long-term one. About 70 percent of all investment expenditures are dedicated to Central and Eastern Europe. Before founding the Bulgarian branch of the company in august 2003 “Raiffeisen evolution” has set up sections in Serbia, Romania, Russia and Ukraine. So far the company has realized over 40 projects in real-estate for almost 730 million euro.

The great interest towards real-estate in Bulgaria is due to the improvement of the business sphere, the foreign investors\' interest, the cheap labour and the high profitability from such an investment. However the fundamental reason is the insignificant property taxation which is far lower than the labour taxing. This is the real obstacle for the income growth in Bulgaria. Removing the inhabited house duty won\'t cause great budget losses, but will encourage the real-estate market development, will attract investments which create employment and will decrease the tax burden of all Bulgarian taxpayers.

Prices of office surfaces for rent in Europe have reached the lowest rates for the last fifteen years. Tenants however are not aware of this drop in prices because despite the 3 percent decrease since 1991, the cost of life has increased with 40 percent. Meanwhile, since the year 2000, the number of contracts for renting offices in Europe, has been diminishing with 17 percent each year. The office rents drop in Frankfurt is the biggest – 72 percent. Lawn areas in Europe remain poor while real estate prices in Great Britain have risen with 1.2 percent in September.

Conducting the Winter Olympic games in Bulgaria in the year 2014 will bring along investments not only to the capital Sofia but also to Bulgaria as a whole. Bulgaria is becoming more and more attractive for foreign investors. The biggest part of Greek investments are for the banking sector which makes Greece the second investor in Bulgaria. The penetration of Greek companies in the construction field could help Greece become the number one investor in Bulgaria.

Construction activities during the month of September make slight headway whose rate however is slower than it was throughout the summer. It is the third month in succession in which business-climate in Bulgaria is dropping downward after the minimum of over 35 % for the last 11 years, reached in June. The decrease in the business activities affects almost all the branches of the economy. In September the “instable economic environment” factor increases its negative effect and goes beyond its average cost.
